ケネディクス商業リート投資法人が、第15期（2022年9月期）決算を発表した。 第15期は、「サンストリート浜北」等、商業施設2物件、物流施設1物件を取得した。これにより賃貸収益は増加したが、前期の物件売却益がなくなったことや、固都税の増加、過去の電気料金の精算金発生により、前期比8.5％減益となり、1口当たり分配金は6,484円となった。 期末のポートフォリオは68物件、資産規模（取得額合計）は2,536億円、有利子負債比率は44.9％。 第16期（2023年3月期）は、投資口の追加発行を行い、「イーアス春日井」等商業施設2物件を取得。これにより前期比1.3％増益を見込むが、投資口数3.4％増により、1口当たり分配金（利益超過分配金含む）は6,360円と1.9％減となる見通し。 第17期（2023年9月期）は、前期に取得した物件が通期寄与するが、固都税や水道光熱費の増加により、前期予想比1.9％減益を見込み、1口当たり分配金（利益超過分配金含む）は6,240円となる見通し。 今後はコロナ後を見据え売上歩合賃料の増加によるアップサイドを目指す方針。 また電気料金高騰への対応策として、共用部は太陽光発電導入や照明のLED化、専有部はテナントへの請求単価の引き上げや変動費のパススルー化を進める予定。
