ケネディクス商業リート投資法人が、第4期（平成29年3月期）決算を発表した。 第4期は「ケーズデンキ新守山店」の底地、「西友楽市守谷店」の底地を取得した。前期に取得した物件の通期稼働が寄与し、前期比1.4％増益、1口当たり分配金は6,044円となった。 期末のポートフォリオは42物件、資産規模（取得額合計）は1,643億円、有利子負債比率は40.4％。 第5期（平成29年9月期）は、投資口の追加発行を行い「サンストリート浜北」等郊外型商業施設や底地計8物件を取得。これにより資産規模（取得額合計）は1,970億円へ拡大、有利子負債比率は40.5％と増資前と同水準。8物件の賃貸収益が寄与し、前期比20％増益を見込む。事業用定期借地権の償却費の税会不一致相当額を利益超過分配とし、1口当たり分配金（利益超過分配金含む）は6,051円と前期を0.1％上回る見通し。 第6期（平成30年3月期）は、前期に取得した物件の通期稼働が寄与し、前期予想比0.6％増益を見込み、1口当たり分配金（利益超過分配金含む）は6,087円となる見通し。 なお、資産規模2,000億円が視野に入ったことから、今後2～3年で資産規模3,000億円、巡航ベースの分配金水準6,500円を目標とする。
