ケネディクス商業リート投資法人が、第1期（平成27年9月期）決算を発表した。第1期はの実質的な運用日数は、上場日である2月10日から9月末までの233日間。上場時に商業施設18棟を取得し運用を開始。更に4月に神戸の商業施設を取得した。8月27日に修正した業績予想に対し、原状回復費収入の増加や水光熱費の減少等が寄与し、予想比2.9％増益、1口当たり分配金は7,414円となった。期末のポートフォリオは19物件、資産規模（取得額合計）は918億円、有利子負債比率は35.4％。第2期（平成28年3月期）は、期初に投資口の追加発行を行い、13物件（取得額合計379億円）を取得。これにより前期比21.2％増益を見込む。事業用借地権の償却費や建物の減価償却費の税会不一致を一時差異等調整引当額として計上し、第2期より利益超過分配を行う。これにより投資口数が36.2％増加するも、1口当たり分配金（利益超過分配金含む）は6,605円となる見通し。続く第3期（平成28年9月期）は、固都税の増加を見込み、前期予想比16％減益、1口当たり分配金（利益超過分配金含む）は5,555円となる見通し。中期的な目標として、スポンサーやサポート会社のパイプラインを活かし、上場後3年以内に資産規模2,000億円を目指す。
