トーセイ・リート投資法人が、第19期（2024年4月期）決算を発表した。 第19期は、スポンサーであるトーセイを割当先とする第三者割当増資を行い、「T's garden西寺尾」等2物件を取得した。ポートフォリオ全体の期末稼働率は96.9％と前期より0.4ポイント上昇した。これらにより前期比2.6％増益。投資口数3.3％増加により、1口当たり分配金は3,682円と前期比0.6％減となった。 期末のポートフォリオは62物件、資産規模（取得額合計）は827億円、有利子負債比率は47.7％。 第20期（2024年10月期）は、ポートフォリオ全体の期末稼働率が96.2％と前期より0.7ポイント低下する想定。前期に取得した物件が通期寄与するが、既存物件の稼働率低下、金利コストの増加により、前期比0.9％減益を見込む。内部留保より22百万円を取崩し、1口当たり分配金は3,710円と前期比0.8％増となる見通し。 第21期（2025年4月期）は、ポートフォリオ全体の期末稼働率が95.9％と前期予想より0.2ポイント低下する想定。金利コストが増加する一方、オフィスのフリーレント解消により、前期予想比0.3％増益を見込む。内部留保より18百万円を取崩し、1口当たり分配金は3,710円と前期予想と同額となる見通し。
