トーセイ・リート投資法人が、スポンサーであるトーセイを割当先とする第三者割当増資を行う。第三者割当増資は4回目、2023年6月以来となる。 発行口数は11,850口、1口当たり発行価額は139,100円。発行後の投資口数は3.3％増の376,455口となる。スポンサーの投資口保有割合は17.79％に上昇する。 調達額16億円は、物件の取得資金に充当する。 併せて「ルート相模が丘」を取得することを発表した。 物件は、小田急線小田急相模原駅より徒歩17分に位置する、2009年竣工、4階建の単身者向けマンション。総戸数75戸、稼働率は93.3％。取得額は6.7億円、売主はトーセイ。 これらに伴い業績予想を修正した。第19期（2024年4月期）は、新規2物件の収益が寄与し、12月に公表した業績予想に対し2.9％増益を見込む。内部留保より16百万円を取り崩す一方、投資口数の増加により、1口当たり分配金は3,610円と変更なし。 第20期（2024年10月期）は、新規2物件の通期稼働により、前回予想比5.2％増益を見込む。内部留保より25百万円を取崩し、投資口数が増加するも、1口当たり分配金は3,700円と2.5％増となる見通し。
