トーセイ・リート投資法人が、第18期（2023年10月期）決算を発表した。 第18期における物件取得はなし。スポンサーであるトーセイを割当先とする第三者割当増資を行い、借入金の期限前弁済に充て、有利子負債比率を引き下げた。 オフィスの稼働が回復し、ポートフォリオ全体の期末稼働率は96.5％と前期より0.1ポイント上昇。これにより前期比1.5％増益。投資口数が0.9％増加するも、1口当たり分配金は3,706円と前期比0.7％増となった。 期末のポートフォリオは60物件、資産規模（取得額合計）は790億円、有利子負債比率は47.7％。 第19期（2024年4月期）は、ポートフォリオ全体の期末稼働率を95.3％と保守的に設定し、前期より1.2ポイント低下する想定。これにより前期比3.5％減益を見込む。内部留保より12百万円を取り崩すも、1口当たり分配金は3,610円と前期比2.6％減となる見通し。 第20期（2024年10月期）は、ポートフォリオ全体の期末稼働率が95.5％と前期予想より0.2ポイント上昇する想定。賃貸事業収支が改善する一方、投資主総会費用や金利コストの増加により、前期予想比0.4％減益を見込むが、内部留保より16百万円を取崩し、1口当たり分配金は3,610円と前期予想と同額となる見通し。
