トーセイ・リート投資法人が、第15期（2022年4月期）決算を発表した。 第15期は、スポンサーのトーセイを割当先とする第三者割当増資を行い「本厚木トーセイビルⅡ」等、オフィスビル2物件、住宅5物件を取得した。オフィスの稼働率が回復する一方、住宅の低層階オフィスの空室発生により、ポートフォリオ全体の期末稼働率は96.0％と前期より0.6ポイント低下した。 新規物件の収益が寄与し、前期比3.7％増益。当期利益が予想を上回ったため、予定していた内部留保の取崩しを行わないが、投資口数6.2％増加により、1口当たり分配金は3,558円と前期比2.3％減となった。 期末のポートフォリオは59物件、資産規模（取得額合計）は782億円、有利子負債比率は47.8％。 第16期（2022年10月期）は、期末稼働率95.2％を想定する。前期に取得した物件が通期寄与するが、水光熱費、修繕費、固都税等の増加により、前期比0.6％減益を見込む。内部留保より11百万円を取崩し、1口当たり分配金は3,570円と前期を上回る見通し。 第17期（2023年4月期）は、期末稼働率95.3％を想定する。前期予想比1.0％増益を見込み、内部留保を活用せず1口当たり分配金は3,570円となる見通し。
