トーセイ・リート投資法人が、第13期（2021年4月期）決算を発表した。 第13期は、「T's gardenセンター南」等、住宅4物件を取得する一方、「セレクション初富」等、商業施設1物件及び住宅1物件を売却した。オフィスの期末稼働率が97.1％と前期比1.6ポイント低下したが、商業施設及び住宅の稼働率は堅調に推移した。新規物件の賃貸収益の増加、物件売却益96百万円が寄与し、前期比6.4％増益。物件売却益を内部留保とするも、1口当たり分配金は3,750円と前期比1.4％増となった。 期末のポートフォリオは52物件、資産規模（取得額合計）は723億円、有利子負債比率は48.0％。 第14期（2021年10月期）は、前期に取得した物件が通期寄与するが、前期の物件売却益がなくなることやオフィスの稼働率低下を想定し、前期比11.3％減益を見込む。内部留保より14百万円を取崩し、1口当たり分配金は3,530円となる見通し。 第15期（2022年4月期）は、引き続きオフィスの稼働率低下を想定し、前期予想比1.4％減益を見込む。内部留保より31百万円を取崩し、1口当たり分配金は3,530円と前期予想と同額となる見通し。 内部留保を活用し分配金水準を維持しながら、オフィスのリーシングに注力し分配金の上振れを目指す。
