トーセイ・リート投資法人が、第10期（2019年10月期）決算を発表した。 第10期は「T's garden大島」を取得。これにより賃貸収益は増加するが、前期の物件売却益がなくなったため、前期比17.5％減益。内部留保より25百万円を取崩し、1口当たり分配金は3,675円となった。 期末のポートフォリオは37物件、資産規模（取得額合計）は568億円、有利子負債比率は46.8％。 第11期（2020年4月期）は、投資口の追加発行を行い「T's garden北柏」等、12物件を取得。これにより前期比16.2％増益を見込む。内部留保より25百万円を取り崩すが、投資口数18.9％増により、1口当たり分配金は3,580円と前期比2.6％減となる見通し。 第12期（2020年10月期）は、前期に取得した物件が通期寄与する一方、固都税、修繕費、運用報酬等の増加により、前期予想比1.4％減益を見込む。内部留保より25百万円を取崩し、1口当たり分配金は3,520円と前期予想比1.7％減となる見通し。 なお、有利子負債比率は第11期末及び第12期末ともに46.8％と、第10期末と変わらない見込み。
