トーセイ・リート投資法人が、投資口の追加発行を行う。公募増資は1年ぶり。 発行口数は52,000口、オーバーアロットメントによる売出口数は2,600口。 これにより発行後の投資口数は19.3％増の337,615口となる予定。 調達額は69億円を見込み、併せて発表した物件の取得資金とする。 新たに取得する物件は「関内ワイズビル」等、オフィスビル2物件、レジデンス10物件の計12物件、取得額は計119億円。取得後の資産規模は20.9％増の687億円となる。 これらに伴い第11期（2020年4月期）業績予想を修正。上記12物件の収益が寄与し、6月に公表した業績予想に対し22.8％増益を見込む。内部留保より30百万円を取崩し、投資口数が増加するも、1口当たり分配金は3,580円と2.9％増となる見通し。 併せて第12期（2020年10月期）業績予想を発表。12物件の通期稼働により増収を見込むが、固都税、支払利息等の増加により、前期予想比1.4％減益を見込む。内部留保より26百万円を取崩し、1口当たり分配金は3,520円となる見通し。 有利子負債比率は第11期末及び第12期末ともに47.2％を想定。
