トーセイ・リート投資法人が、投資口の追加発行を行う。公募増資は1年ぶり。 発行口数は46,300口、オーバーアロットメントによる売出口数は2,315口。これにより発行後の投資口数は20.7％増の283,015口となる予定。 調達額は約51億円を見込み、併せて発表した物件の取得資金に充当する。 取得する物件は、「NU関内ビル」等オフィスビル2物件、レジデンス4物件の計6物件、取得額は計106.9億円。これら6物件取得及び売却予定の1物件を反映したポートフォリオ全体の規模は21％増の558億円となる。 これに伴い、第9期（2019年4月期）業績予想を修正。新規6物件の賃貸収益、11月売却予定のマーランドファイブの売却益284百万円が寄与し、6月に公表した業績予想に対し53.1％増益を見込む。79百万円を内部留保し、投資口数が増加するも1口当たり分配金は3,850円と18％上回る見通し。 併せて第10期（2019年10月期）業績予想を発表。前期の物件売却益がなくなるため、前期予想比19.1％減益を見込む。なお、内部留保は継続的に取り崩し分配する予定。第10期は26百万円を取り崩し、1口当たり分配金は3,430円となる見通し。 有利子負債比率は第9期及び第10期ともに46.9％を見込む。
