トーセイ・リート投資法人が、第7期（平成30年4月期）決算を発表した。 第7期は、投資口の追加発行を行い「長者デュオビル」等8物件を取得。これによる賃貸収益が寄与し、前期比33.6％増益。投資口数が27.9％増加するも、1口当たり分配金は3,532円と前期を4.4％上回った。 期末のポートフォリオは31物件、資産規模（取得額合計）は459億円、有利子負債比率は46.8％。 第8期（平成30年10月期）は、固都税や水光熱費の増加により、前期比6.9％減益を見込み、1口当たり分配金は3,289円となる見通し。 第9期（平成31年4月期）は、賃貸収入の減少により、前期予想比0.8％減益を見込み、1口当たり分配金は3,263円となる見通し。 併せて、物流施設を投資対象に追加する方針を発表した（但し、7月開催予定の投資主総会の承認を前提条件とする）。賃貸面積3,000～7,000坪の中小規模の物流施設を対象とする。なお、ホテルと物流施設を併せてポートフォリオの20％を上限とする。
