トーセイ・リート投資法人が、投資口の追加発行を行う。公募増資は1年ぶり。 発行口数は51,200口、オーバーアロットメントによる売出口数は2,560口。これにより発行後の投資口数は27.9％増の234,400口となる予定。調達額は51億円を見込み、併せて発表した物件の取得資金に充当する。 新たに取得する物件は、オフィスビル1物件、商業施設1物件、レジデンス6物件の計8物件、取得額は計98.2億円。これによりポートフォリオ全体の規模は27％増の460億円となる。 これらに伴い第7期（平成30年4月期）業績予想を修正。上記8物件取得により、6月に公表した業績予想に対し36.6％増益を見込む。投資口数が増加するも、1口当たり分配金は3,419円と6.8％上回る見通し。 併せて第8期（平成30年10月期）業績予想を発表。固都税の増加等により、前期予想比4.9％減益を見込み、1口当たり分配金は3,252円となる見通し。 なお、有利子負債比率は、第7期末及び第8期末ともに47.1％を見込み、第5期末の46.4％から上昇する。
