トーセイ・リート投資法人が、第5期（平成29年4月期）決算を発表した。 第5期は、投資口の追加発行を行い「JPT元町ビル」等5物件を取得。これによる賃貸収益の寄与、また既存物件の稼働率上昇により、前期比21.2％。投資口数が13.8％増加するも、1口当たり分配金は3,592円と前期を6.6％上回った。 期末のポートフォリオは23物件、資産規模（取得額合計）は361億円、有利子負債比率は46.4％。 第6期（平成29年10月期）は、賃貸収入及び解約違約金収入の減少、水光熱費及び固都税の増加により、前期比9.1％減益を見込み、1口当たり分配金は3,259円となる見通し。 第7期（平成30年4月期）は、賃貸収入の減少を織り込み、前期予想比1.8％減益を見込み、1口当たり分配金は3,202円となる見通し。 併せて、スポンサーであるトーセイよりレジデンス2物件の優先交渉権を取得。これにより優先交渉権を保有する物件は5物件となる。これらを活用し、中期目標である2014年11月上場後3年間で資産規模500億円を目指す。
