トーセイ・リート投資法人が、第4期（平成28年10月期）決算を発表した。 第4期は「西台NCビル」を取得。これによる賃貸収益やレジデンスの稼働率が上昇したことにより、前期比5.1％増益、1口当たり分配金は3,371円となった。 期末のポートフォリオは18物件、資産規模（取得額合計）は308億円、有利子負債比率は44.9％。 第5期（平成29年4月期）は、投資口の追加発行を行い「JPT元町ビル」等5物件（計53億円）を取得。「多摩センタートーセイビル」のマスターリース契約賃料が減額する一方、新規5物件の賃貸収益が寄与し、前期比13.3増益を見込むが、投資口数13.8％増に伴い、1口当たり分配金は3,359円と前期を0.4％下回る見通し。 第6期（平成29年10月期）は、固都税の増加等により前期比4.4％減益を見込み、1口当たり分配金は3,211円となる見通し。 なお、有利子負債比率は、第5期末及び第6期末ともに46.5％の見込み。
