トーセイ・リート投資法人が、投資口の追加発行を行う。公募増資は1年ぶりとなる。 発行口数は22,200口、オーバーアロットメントによる売出口数は1,110口。これにより発行後の投資口数は13.8％増の183,200口となる。調達額は22.6億円を見込み、併せて発表した物件の取得資金に充当する。 新たに取得する物件は、オフィスビル2棟、商業施設1棟、レジデンス2棟の計5棟。取得額は計53.37億円。これによりポートフォリオ全体の規模は17.3％増の361億円となる。 これらに伴い、第5期（平成29年4月期）業績予想を修正。5棟の賃貸収益が寄与し、6月に公表した業績予想に対し17.4％増益を見込む。投資口数が増加するも、1口当たり分配金は3,359円と3.2％上回る見通し。 第6期（平成29年10月期）は、固都税の増加等により前期予想比4.4％減益を見込み、1口当たり分配金は3,211円となる見通し。 なお、有利子負債比率は第5期末、第6期末ともに46.5％を見込む。
