積水ハウス・リート投資法人（SHR）が、米国ワシントンD.C.にある不動産を保有する法人へ11月に出資することを発表した。SHRによる海外不動産への投資は2物件目となる。 対象となる不動産は、米国ワシントンD.C.にある、2022年竣工、9階建の住宅を中心とした複合施設「シティリッジ」。スポンサーである積水ハウスの米国パートナー会社による開発。SHRの決算に併せて、決算期が異なるSPC2社に出資する。出資額は計400.83億円（279百万米ドル）。想定配当利回りは3.6％。なお、取得価格の90％（251百万米ドル）に対し為替予約契約を締結し、為替リスクを回避する。 取得後のポートフォリオ全体の規模は5,583億円、海外不動産投資比率は16.4%に上昇する。 これに伴い業績予想を修正。 第20期（2024年10月期）は、期中に取得した国内の住宅2物件の収益を反映し、6月に公表した業績予想に対し0.9％増益を見込み、1口当たり分配金は1,772円となる見通し。 上記の海外不動産の収益が反映される第21期（2025年4月期）は、前回予想比2.0％増益を見込み、1口当たり分配金（利益超過分配金含む）は2,297円となる見通し。 引き続き1口当たり分配金1,800円（巡航ベースの1口当たり利益1,500円）を目指す。
