積水ハウス・リート投資法人が、物件入替えを行う。築年数が経過している物件を売却し、築年数が浅い物件に入替え、ポートフォリオの質を改善するとともに、物件売却益を計上する目的。 取得する物件は、「プライムメゾン下北沢」等、都内の住宅5物件、取得額は計212.2億円。売主はスポンサーである積水ハウス。 一方、売却する物件は、「エスティメゾン塚本」等、住宅9物件、売却額は計171.5億円。売却先は非開示。 物件入替え後の資産規模は1.3％増の5,425億円となる。 これに伴い業績予想を修正。 第14期（2021年10月期）は、上記取得物件のうち3物件を取得。9物件を売却。賃貸収益の増加、売却益2,815百万円が寄与し、6月に公表した業績予想に対し28.6％増益を見込む。物件売却益のうち1,205百万円を内部留保する一方、内部留保より426百万円を取崩し、1口当たり分配金は1,780円と7.9％増となる見通し。 第15期（2022年4月期）は、残り2物件を取得するが、売却した物件の賃貸収益がなくなるため、前回予想比0.7％減益を見込む。内部留保取崩額を487百万円から731百万円に増額し、1口当たり分配金は1,671円と2.8％増となる見通し。 有利子負債比率は、第14期末に45.1％、第15期末に46.2％を想定。
