積水ハウス・リート投資法人が、第13期（2021年4月期）決算を発表した。 第13期は「マストスタイル東別院」等、名古屋の住宅3物件を取得する一方、都内の住宅「エスティメゾン三軒茶屋」を売却した。これによる賃貸収益の増加、物件売却益130百万円が寄与し、前期比1.6％増益。内部留保より差引81百万円を取崩し、1口当たり分配金は1,675円と前期比0.6％減となった。 期末のポートフォリオは123物件、資産規模（取得額合計）は5,358億円、有利子負債比率は45.4％。 第14期（2021年10月期）は、前期に取得した物件が通期寄与するが、物件売却益がなくなること、オフィスのテナント退去、ザ・リッツカールトン京都等のホテル2物件の変動賃料がなくなること等により、前期比7.9％減益を見込む。ホテルの変動賃料の減少分として内部留保取崩額を531百万円に増額し、1口当たり分配金は1,649円と前期比1.6％減となる見通し。 第15期（2022年4月期）は、オフィスの空室リスクを織り込み、前期予想比0.9％減益を見込む。引き続きホテルの変動賃料は発生しない見込み。内部留保より487百万円を取崩し、1口当たり分配金は1,625円となる見通し。 当面は、物件入替えを推進しポートフォリオの質を高め、物件売却益が発生した場合は将来的な分配金の安定を目的に内部留保する方針。
