積水ハウス・リート投資法人が、第12期（2020年10月期）決算を発表した。 第12期における物件取得はなし。住宅の稼働率が低下、固都税が増加となる一方、前期に取得した物件の通期稼働により、前期比小幅増益。一時差異等調整積立金より136百万円、またコロナ禍の影響として圧縮積立金より96百万円を各々取崩し、1口当たり分配金は1,685円と前期比1.2％増となった。 期末のポートフォリオは121物件、5,329億円、有利子負債比率は45.1％と前期から変動なし。 第13期（2021年4月期）は、住宅の稼働率を保守的に想定、また修繕費等の賃貸費用の増加により、前期比2.6％減益を見込む。一時差異等調整積立金より161百万円、圧縮積立金より62百万円を取崩し、1口当たり分配金は1,641円となる見通し。 第14期（2021年10月期）は、ザ・リッツ・カールトン京都の変動賃料を見込まないため、前期予想比4.2％減益を想定。なお、ホテルの変動賃料差額分は内部留保より取り崩す方針。一時差異等調整積立金より173百万円、圧縮積立金より274百万円を取崩し、1口当たり分配金は1,626円となる見通し。 中期目標に掲げている1口当たり分配金1,800円は一旦取り下げ、コロナ収束後に改めて発表する予定。
