積水ハウス・リート投資法人が、第10期（2019年10月期）決算を発表した。 第10期は、投資口の追加発行を行い「赤坂ガーデンシティ」等、8物件を取得する一方、「エスティメゾン横浜」を売却した。これによる賃貸収益の増加、物件売却益804百万円が寄与し、前期比25.6％増益。一時差異等調整積立金より364百万円を取り崩す一方、物件売却益のうち775百万円を内部留保とし、1口当たり分配金は1,631円と前期比2.3％増となった。 期末のポートフォリオは119物件、資産規模（取得額合計）は5,270億円、有利子負債比率は44.6％。 第11期（2020年4月期）は、前期に取得した物件が通期寄与するが、前期の物件売却益がなくなるため、前期比8.1％減益を見込む。内部留保から155百万円を取崩し、1口当たり分配金は1,623円となる見通し。 第12期（2020年10月期）は、オフィスビルのパススルー契約の変更やホテルの歩合賃料が寄与し、前期予想比0.4％増益を見込む。内部留保より158百万円を取崩し、1口当たり分配金は1,630円となる見通し。 目標であった1口当たり分配金1,600円台の安定確保が見えてきたことから、新たな中期目標を設定。今後3年程度で1口当たり分配金1,800円台を目指す。
