積水ハウス・リート投資法人が、第9期（2019年4月期）決算を発表した。 第9期は「ザ・リッツ・カールトン京都」「マスト井尻」「エスティメゾン小倉」を取得。これにより経常利益ベースでは前期比15.4%増となるが、前期に計上した負ののれんがなくなるため、当期利益は前期比20.4％減。合併により発生した一時差異等調整積立金より102百万円を取崩し、1口当たり分配金は1,594円と前期比2.6％増となった。 期末のポートフォリオは115物件、資産規模（取得額合計）は4,573億円、有利子負債比率は45.3％。 第10期（2019年10月期）は、投資口の追加発行を行い「赤坂ガーデンシティ」等、8物件を取得。これに伴い前期比12.6％増益を見込む。エスティメゾン横浜の一括退去による減収分を含め一時差異等調整積立金より170百万円を取り崩すが、投資口数14％増加により、1口当たり分配金は1,587円と前期比0.4％減となる見通し。 第11期（2020年4月期）は、第10期に取得した物件の通期稼働により、前期予想比1.9％増益を見込む。一時差異等調整積立金より171百万円を取崩し、1口当たり分配金は1,616円と前期予想比1.8％増となる見通し。 資産規模が5,275億円となったことから、1口当たり分配金1,600円台を安定確保及び向上しながら、資産規模6,000億円を目指す。
