積水ハウス・リート投資法人が、投資口の追加発行を行う。公募増資は2018年5月の合併後初めて。 発行口数は501,500口、オーバーアロットメントによる売出口数は25,075口。これにより発行後の投資口数は14％増の4,288,666口となる予定。 調達額は410億円を見込み、併せて発表した物件の取得資金に充当する。 取得する物件は、「赤坂ガーデンシティ」等オフィスビル3物件、レジデンス4物件の計7物件、取得額は計701.4億円。取得後のポートフォリオ全体の規模は15.3％増の5,275億円となる。 これに伴い第10期（2019年10月期）業績予想を修正。7物件の収益が寄与し、1月に公表した業績予想に対し15.9％増益を見込む。一時差異等調整積立金より170百万を取崩し、投資口数が増加するも1口当たり分配金は1,587円と1.3％上回る見通し。 併せて第11期（2020年4月期）業績予想を発表。新規7物件の通期稼働により、前期予想比1.7％増益を見込む。一時差異等調整積立金より171百万円を取崩し、1口当たり分配金は1,613円となる見通し。 なお、有利子負債比率は第9期（2019年4月期）末時点45.3％を想定しているが、上記の物件取得及び増資後となる第10期及び第11期末は44.4％に低下する見込み。
