積水ハウス・リート投資法人（SHR）が、ホテルとレジデンスを取得する。 取得する物件は、京阪線三条駅より徒歩6分、二条大橋近くに位置する、2013年にスポンサーである積水ハウスが開発したホテル。2014年にマリオットホテルグループが運営する「ザ・リッツ・カールトン京都」が開業した。SHRは共有持分の40％を取得し、固定賃料+ホテル売上歩合賃料を受領する。 レジデンスは、福岡中心より南方へ4キロ、西鉄天神大牟田線井尻駅より徒歩3分に位置する、2008年竣工、11階建、単身者及びファミリー向けのマンション。総戸数30戸、稼働率は100％。 2物件の取得額は計181.9億円。取得後のポートフォリオの規模は4.1％増の4,573億円となる。またホテルの投資割合が3.9％から7.7％へ上昇する。 これに伴い、第9期（2019年4月期）及び第10期（2019年10月期）業績予想を修正した。 第9期は、上記2物件取得により、12月に公表した業績予想に対し1.7％増益を見込む。増益に伴い一時差異等調整積立金の取崩額を158百万円から100百万円に減額し、1口当たり分配金は1,547円と0.7％増加する見通し。 第10期は、前回予想比3.4％増益を見込む。同様に一時差異等調整積立金の取崩額を225百万円から172百万円に減額し、1口当たり分配金は1,567円と2.3％増加する見通し。
