積水ハウス・リート投資法人（SHR）が、5月1日、積水ハウス・レジデンシャル投資法人（SHI）と合併した。SHRが、SHIの運用資産101物件を承継する。101物件の受入価格は計2,148億円。併せてスポンサーである積水ハウスより「プライムメゾン白金台タワー」等6物件（取得額計253億円）を取得。これにより合併後のポートフォリオは113物件（取得額4,408億円）となる。 合併契約を締結した1月24日時点では負ののれんの発生が未確定であったが、受入資産の価格が決定したことにより、負ののれんを2,261百万円と試算。これにより第8期（平成30年10月期）及び第9期（平成31年4月期）業績予想を修正。 第8期は負ののれん計上により当期利益は7,243百万円、1口当たり分配金（利益超過分配金含む）は1,324円となる見通し。なお、SHIの受入資産12物件売却に伴い税務上の売却益1,756百万円を含む1,833百万円の税会不一致が発生するが、税会不一致の金額が未確定のため、業績予想には織り込んでいない。但し、税会不一致相当額を分配することにより、課税負担は発生しない見込み。 第9期1口当たり分配金は1,496円となる見通し。
