積水ハウス・リート投資法人が、第4期（平成28年10月期）決算を発表した。 第4期は、投資口の追加発行を行い、「ガーデンシティ品川御殿山」等3物件を取得。これにより前期比18％増益。投資口数が12.6％増加するも、1口当たり分配金は2,596円と前期を4.8％上回った。 期末のポートフォリオは6物件、資産規模（取得額合計）は1,795億円、有利子負債比率は40.8％。 第5期（平成29年4月期）は、前期に取得した物件の通期稼働が寄与し、前期比1.7％増益を見込み、1口当たり分配金は2,640円となる見通し。 続く第6期（平成29年10月期）は、固都税の増加等により前期予想比1.9％減益を見込み、1口当たり分配金は2,590円となる見通し。 なお、シンガポールとオーストラリアにてスポンサーの積水ハウスが開発した商業施設2物件の優先交渉権を有していたが、現在のマーケット環境や税法制度を鑑み、取得には時期尚早と判断し、優先交渉権を返上した。当面は海外投資を行わず、国内で外部成長を図る意向。
