積水ハウス・リート投資法人が、第3期（平成28年4月期）決算を発表した。第3期の物件取得はなし。固都税、修繕費、運用報酬が増加する一方、前期に取得した「本町ガーデンシティ」の通期寄与、投資口発行費用の減少等により、前期比0.8％増益、1口当たり分配金は2,477円となった。期末のポートフォリオは4物件、資産規模（取得額合計）は1,529億円、有利子負債比率は40.9％。第4期（平成28年10月期）は、投資口の追加発行を行い「ガーデンシティ品川御殿山（追加）」等3物件を取得。これにより前期比16％増益を見込み、投資口数が12.6％増加するも、1口当たり分配金は2,550円と前期を2.9％上回る見通し。なお、初めてパススルー型マスターリース契約を採用し、賃料増加による内部成長を図る。続く第5期（平成28年4月期）1口当たり分配金は2,620円となる見通し。増資後の資産規模（取得額合計）が1,795億円に拡大し、2,000億円規模が視野に入った。現在のポートフォリオはオフィスビルだけであるが、分散が進展したことから、2,000億円達成後は、スポンサー開発の商業施設、ホテル、海外不動産、またスポンサー以外からの取得等も検討していく構え。
