インベスコ・オフィス・ジェイリート投資法人が、物件の入替えを行う。 取得する物件は、地下鉄副都心線北参道駅出入り口に隣接する、平成20年竣工、11階建のオフィスビル。テナントは2社、稼働率は100％。取得額は35億円。売り主はケネディクスの子会社。 一方、売却する物件は、仙台市青葉区にある仙台本町ビル。平成28年に取得後、修繕工事を行いNOI利回りが改善したが、築30年超を経過し、将来的な運用コストの増加や競争力の低下、また東京圏の投資割合を高める方針から売却を決定。売却額は61.3億円。簿価との差額は819百万円となり、売却益が発生する見込み。売却益を2期に分割するため、第8期（平成30年4月期）に共有持分40％、第9期（平成30年10月期）に共有持分60％を売却する。 これに伴い、第8期1口当たり分配金を修正。売却益計上に伴い、1月に公表した予想に対し7.7％増の391円となる見通し。
