日本リート投資法人（NRI）が、三菱地所と物件交換を行う。 NRIが三菱地所より取得する物件は、中央区日本橋浜町にある、2024年竣工、11階建のオフィスビル「CIRCLES日本橋浜町」。10月末時点のテナントは5社、稼働率は59.1％。取得額は34.92億円。 一方、三菱地所へ売却する物件は、千代田区九段北にある、1987年竣工のオフィスビル「九段北325ビル」。築30年を超え、今後の修繕が必要なこと、簿価及び鑑定価格を上回る価格で売却出来る点から、売却を決定した。売却額は27.4億円。 交換取引により圧縮記帳を行い、九段北325ビルの土地の売却益698百万円を、CIRCLES日本橋浜町の土地の簿価圧縮に活用する。 これにより本交換取引に伴う業績予想の修正はなし。
