日本リート投資法人が、第24期（2024年6月期）決算を発表した。 第24期は、「30山京ビル」等5物件を取得する一方、「MK麹町ビル」等6物件を売却した。ポートフォリオ全体の69％を占めるオフィスの期末賃料稼働率は96.8％と1.4ポイント上昇した。物件売却損169百万円が発生したが、物件売却益1,214百万円が寄与し、前期比19.8％増益。438百万円を内部留保とし、1口当たり分配金は9,570円と前期比8.1％増となった。 期末のポートフォリオは110物件、資産規模（取得額合計）は2,575億円、有利子負債比率は48.2％。 第25期（2024年12月期）は、「日本プラヤビル」の残持分を売却する。オフィスの期末賃料稼働率は96.5％と前期より0.3ポイント低下する想定。物件売却益の減少により、前期比6.3％減益を見込む。438百万円を内部留保とし、1口当たり分配金は8,965円と前期比6.3％減となる見通し。 第26期（2025年6月期）は、オフィスの期末賃料稼働率が97.2％と前期予想より0.7ポイント上昇する想定。前期の物件売却益がなくなるため、前期予想比15％減益を見込み、1口当たり分配金は8,430円と前期予想比6.0％減となる見通し。 引き続き物件入替えを行いポートフォリオを強化しながら資産規模3,000億円を目指す。
