日本リート投資法人が、物件入替えを行う。 取得する「FORECAST博多呉服町」は、博多市営地下鉄呉服町駅より徒歩1分に位置する、2021年竣工、9階建のオフィスビル。1月末時点のテナントは11社、稼働率は76.7％。取得額は17.5億円。売主はスポンサーグループであるSBI証券が出資するSPC。 一方、売却する「MK麹町ビル」は、千代田区に位置する1997年竣工のオフィスビル。「マリオン城西」は、名古屋市西区に位置する2007年竣工のマンション。2物件ともに内部成長余力が限定的であることやマーケット環境を考慮して売却を決定した。2物件の売却額は計30.2億円。マリオン城西は売却損が発生するが、MK麹町ビルの売却益と相殺するため、本物件入替えに伴う業績予想の修正はなし。
