日本リート投資法人が、第21期（2022年12月期）決算を発表した。 第21期における物件取得はなし。ポートフォリオの71.5％を占めるオフィスの期末賃料稼働率は95.2％と前期より0.9ポイント上昇、また賃料増減率は3期ぶりにプラスに転じた。賃貸収入は増加したが、物件売却益の減少、水道光熱費や修繕費の増加により、前期比5.0％減益となり、1口当たり分配金は8,387円となった。 期末のポートフォリオは106物件、資産規模（取得額合計）は2,547億円、有利子負債比率は48.2％。また11月に主要スポンサーが双日からSBIグループに交代した。 第22期（2023年6月期）は、オフィスの期末賃料稼働率が96.7％と前期より1.5ポイント上昇する想定。これにより増収となるが、水道光熱費やリーシング費用の増加により、前期比1.4％減益を見込み、1口当たり分配金は8,269円となる見通し。 第23期（2023年12月期）は、オフィスの期末賃料稼働率が95.9％と前期予想より0.8ポイント低下する想定。賃貸収入の減少、修繕費や支払利息の増加により、前期予想比3.2％減益を見込み、1口当たり分配金は8,005円となる見通し。 主要スポンサー交代後も従来の運用方針を維持しつつ、SBIグループのサポートを活用し、引き続き中期目標である資産規模3,000億円を目指す。
