日本リート投資法人が、第20期（2022年6月期）決算を発表した。 第20期は、匿名組合出資持分を取得する一方、「サンワールドビル」を売却した。オフィスの期末賃料稼働率は94.3％と前期より1.0ポイント低下した。物件売却益が前期より大きく減少したため、前期比25.6％減益となり、1口当たり分配金は8,825円となった。 期末のポートフォリオは106物件、資産規模（取得額合計）は2,547億円、有利子負債比率は48.2％。 第21期（2022年12月期）は、オフィスの期末賃料稼働率は95.0％と前期より0.7ポイント改善する想定。前期の物件売却益がなくなることや、水道光熱費、修繕費、支払利息等の増加により、前期比6.4％減益を見込み、1口当たり分配金は8,259円となる見通し。 第22期（2023年6月期）は、オフィスの期末賃料稼働率は96.2％と前期予想より1.2ポイント改善する想定。これにより賃貸収入は増加するが、水道光熱費やリーシング費用の増加により、当期利益は前期予想と同水準を見込み、1口当たり分配金は8,260円となる見通し。
