日本リート投資法人が、第16期（2020年6月期）決算を発表した。 第16期における物件取得はなし。賃料増額や解約違約金収入が寄与し、前期比3.8％増益、1口当たり分配金は9,228円となった。 期末のポートフォリオは90物件、資産規模（取得額合計）は2,492億円、有利子比率は47.0％。 第17期（2020年12月期）は、既存物件の賃料増額を見込む一方、修繕費の増加や、コロナ禍の影響として解約や賃料減額による102百万円の減収を想定し、前期比1.3％減益、1口当たり分配金は9,106円となる見通し。 第18期（2021年6月期）は、修繕費が減少する一方、コロナ禍の影響として契約更新や空室を保守的に見積もり197百万円の減収を想定し、前期予想比1.1％減益、1口当たり分配金は9,007円となる見通し。 中期目標であった1口当たり巡航分配金9,000円を達成。現在の環境下では9,000円台を堅持し、中長期的には分配金の更なる成長を目指す。
