日本リート投資法人が、第12期（2018年6月期）決算を発表した。 第12期は、匿名組合出資持分2件を取得し、5物件の優先交渉権を取得。 前期に取得した物件の通期稼働や既存物件の増収が寄与する一方、前期の物件交換差益376百万円がなくなったため、前期比7.7％減益、1口当たり分配金は8,500円となった。 期末のポートフォリオは66物件、資産規模（取得額合計）は2,077億円、有利子負債比率は46.0％。 第13期（2018年12月期）は、投資口の追加発行を行い、21物件（取得額計402億円）を取得。これにより前期比13.2％増益を見込むが、投資口数14.8％増により、1口当たり分配金は8,373円と前期を1.5％下回る見通し。 第14期（2019年6月期）は、固都税や減価償却費が増加する一方、水道光熱費や修繕費、支払利息の減少により、前期比2.2％増益を見込み、1口当たり分配金は8,556円となる見通し。 今後の分配金目標として、2年～3年を目処に8,800円、4～5年を目処に9,000円を目指す。
