日本リート投資法人（NRIC）が、ブリッジファンドである合同会社ニコラスキャピタル6と物件交換を行う。 NRICが取得する物件は「ホーマットホライゾンビル」等3物件、取得額は計116億円。 一方、売却する物件は「JSプログレビル」等2物件、売却額は計100億円。簿価との差額は11.5億円となり、売却益が発生する。 本物件交換に伴い圧縮記帳を行い、物件売却益を取得物件の簿価圧縮に活用し、圧縮後の取得額を計112億円とする。 これに伴い、第11期（平成29年12月期）及び第12期（平成30年6月期）業績予想を修正。第11期は、物件売却益788百万円のうち圧縮額406百万を控除し、交換差益として382百万円を計上。これにより8月に公表した業績予想に対し10.8％増益を見込み、1口当たり分配金は9,111円となる見通し。 第12期は、売却2物件の賃貸収益がなくなる一方、取得3物件の賃貸収益が寄与し、前回予想比1.5％増益を見込み、1口当たり分配金は8,225円となる見通し。
