ヒューリックリート投資法人が、第10期（2019年2月期）決算を発表した。 第10期は、投資口の追加発行を行い「ヒューリック神谷町ビル」等、6物件を取得、「リーフみなとみらい」底地の残り持分を売却した。物件売却益が前期より減少するが、新規に取得した物件の賃貸収益が寄与し、前期比8.8％増益。投資口数12.7％増加により、1口当たり分配金は3,516円と前期を3.5％下回った。 期末のポートフォリオは50物件、資産規模（取得額合計）は3,069億円、有利子負債比率は43.2％。 第11期（2019年8月期）は、前期に取得した物件が通期寄与するが、前期の物件売却益がなくなるため、前期比3.0％減益を見込み、1口当たり分配金は3,410円となる見通し。 第12期（2020年2月期）は、相鉄フレッサイン銀座七丁目のホテルの変動賃料が減少する一方、支払利息等の減少により、当期純利益は前期予想と同水準を見込み、1口当たり分配金は3,410円となる見通し。 併せて投資対象の一部変更を発表した。主要な投資対象であるオフィスビルと商業施設の投資比率を併せて80％程度とし、オフィスビルの投資エリアを従来の東京23区から「東京都及び近郊の政令指定都市」に拡大する。
