ヒューリックリート投資法人が、第8期（平成30年2月期）決算を発表した。 第8期は、投資口の追加発行を行い「相鉄フレッサイン東京六本木」等3物件を取得する一方、「リーフみなとみらい」の共有持分55％、「笹塚サウスビル」を売却。これによる賃貸収益の増加、物件売却益722百万円が寄与し、前期比19.4％増益。投資口数が6.2％増加するも、1口当たり分配金は3,797円と前期を12.4％上回った。 期末のポートフォリオは44物件、資産規模（取得額合計）は2,564億円、有利子負債比率は42.1％。 第9期（平成30年8月期）は「ヒューリック銀座7丁目ビル」を取得する一方、「リーフみなとみらい」の共有持分30％を売却予定。これにより賃貸収益は増加するが、物件売却益が388百万円と減少するため、前期比6％減益を見込み、1口当たり分配金は3,570円となる見通し。 第10期（平成31年2月期）は「リーフみなとみらい」の共有持分15％を売却予定。資産運用報酬が減少する一方、賃貸収益や物件売却益の減少により、前期予想比4.8％減益を見込み、1口当たり分配金は3,400円となる見通し。 なお、第9期及び第10期末における有利子負債比率は42％程度を見込む。
