ヒューリックリート投資法人が第1期決算（平成26年8月期）決算を発表した。第1期の実質的な運用期間は上場日である2月7日から8月末までの206日間。上場時に、オフィスビル、商業施設、シニア施設、インフラ施設の計21棟（取得額計1,014億円）を取得して運用を開始。上場費用や支払利息が予想を下回ったことにより、上場時の業績予想に対し25.6％増益、1口当たり分配金は2,383円となった。期末の有利子負債比率は30.3％。併せて投資口の追加発行を発表。発行口数は122,860口、オーバーアロットメントによる売出し6,140口。これにより発行後の投資口数は19.8％の781,000口となる予定。調達額は約213億円を見込み、併せて発表した物件の取得資金に充当する。取得する物件は、御茶ノ水ソラシティ等オフィスビル2棟、商業施設2棟、ネットワークセンター3棟の計7棟、取得額は計468億円。これによりポートフォリオ全体の規模は46％増の1,482億円となる。有利子負債比率は約38.5％と上昇する見込み。これに伴い第2期（平成27年2月期）業績予想は、前期比40.7％増益、1口当たり分配金は2,800円となる見通し。続く第3期（平成27年8月期）は増収を見込む一方、固都税や減価償却費の増加等により、前期予想比3.3％減益、1口当たり分配金は2,705円となる見通し。
