イオンリート投資法人が、第21期（2023年7月期）決算を発表した。 第21期は、投資口の追加発行を行い「イオンモール和歌山」「イオンモール都城駅前」を取得。これにより前期比4.8％増益。投資口数が3.9％増加するも、内部留保より65百万円を取崩し、1口当たり分配金は3,350円と2％増となった。 期末のポートフォリオは49物件、資産規模（取得額合計）は4,683億円、有利子負債比率は41.6％。 第22期（2024年1月期）は、減価償却費が減少する一方、ファイナンス費用の増加等により、前期比0.2％減益を見込む。借地権償却費相当の80百万円を内部留保より取崩し、1口当たり分配金は3,350円と前期と同額となる見通し。 第23期（2024年7月期）は、減価償却費が減少する一方、固都税や修繕費の増加により、前期予想比0.5％減益を見込む。借地権償却費相当の80百万円を内部留保より取崩し、1口当たり分配金は3,335円と前期予想比0.4％減となる見通し。 引き続き中期目標である資産規模6,000億円、1口当たり巡航分配金3,600円を目指す。
