イオンリート投資法人が、第20期（2023年1月期）決算を発表した。 第20期における物件取得はなし。修繕費の減少により経常利益ベースでは前期比0.3％増益となったが、前期に発生した地震の保険金収入がなくなったことにより、当期利益は前期比2.4％減。10百万円を内部留保するも、1口当たり分配金は3,283円と前期比0.3％増となった。 期末のポートフォリオは47物件、資産規模（取得額合計）は4,470億円、有利子負債比率は41.3％。 第21期（2023年7月期）は、投資口の追加発行を行い「イオンモール和歌山」「イオンモール都城駅前」を取得。これにより前期比4.4％増益を見込む。借地権償却費相当の96百万円を内部留保より取崩し、投資口数が3.9％増加するも、1口当たり分配金は3,350円と前期比2％増となる見通し。 第22期（2024年1月期）は、運用報酬やファイナンス費用が増加するが、減価償却費の減少により、当期利益は前期予想と同水準を見込む。借地権償却費相当の96百万円を内部留保より取崩し、1口当たり分配金は3,350円と前期予想と同額となる見通し。 増資後の資産規模は4,683億円、1口当たり巡航分配金は3,335円となった。引き続き中期目標である資産規模6,000億円、1口当たり巡航分配金3,600円を目指す。
