イオンリート投資法人が「イオンモール熊本」の売却、「イオンモール京都五条」の取得を発表した。 イオンモール熊本は、熊本地震の影響を受け一部建替えを行ったが、資本的支出の増加による含み損、賃料減少による収益低下を背景に、売却を視野に入れていた。簿価を上回る価格で売却できる点、代替資産としてイオンモール京都五条を取得できる点から売却を決定した。売却額は145億円。 取得するイオンモール京都五条は、京都市右京区に所在、平成16年竣工。取得額は133.33億円。 これに伴い、第11期（平成30年7月期）及び第12期（平成31年1月期）業績予想を修正。 第11期は、イオンモール熊本の売却益31百万円計上等により、3月に公表した業績予想に対し2.1％増益、1口当たり分配金は2,930円となる見通し。 第12期は、イオンモール熊本の収益がなくなる一方、イオンモール京都五条の収益が寄与し、前回予想比3.1％増益を見込み、1口当たり分配金は2,970円となる見通し。 本入替えに伴い巡航分配金が増加するとともに、含み損の解消により1口当たりNAVも上昇する見通し。
