星野リゾート・リート投資法人が、物件入替えを行う。内部成長が限定的な物件を売却する一方、高い利回りの物件を取得する。 取得する物件は、「ホテルWBFグランデ旭川」と「コンフォートイン新潟亀田」。2物件の取得額は計34.22億円。 一方、売却する物件は、「OMO7旭川」と「界阿蘇」。2物件の売却額は計55.59億円。 併せて「OMO7高知」の一定期間の固定賃料増額、「the b 赤坂」等4物件のオペレーター変更及び変動賃料計上月の変更を発表。 これらに伴い第25期（2025年10月期）業績予想を修正。変動賃料の増加や上記物件売却益159百万円計上により、3月に公表した業績予想に対し11％増益を見込み、1口当たり分配金は6,000円となる見通し。
