星野リゾート・リート投資法人（HRR）が、「グランドハイアット福岡」と「星のや沖縄」の賃貸借契約を変更することを発表。2物件ともにテナントはスポンサーである星野リゾートグループに属する。 グランドハイアット福岡は、HRRが什器備品の取得する代わりに、利益連動の賃料の料率を引き上げ、変動賃料の増額を狙う。 星のや沖縄は、建物や設備の工事を行う代わりに、2025年5月から2028年10月まで固定賃料を増額する。 これに伴い第25期（2025年10月期）業績予想を修正。上記2物件の収益を反映し、12月に公表した業績予想に対し8.0％増益を見込み、1口当たり分配金は5,400円となる見通し。
