星野リゾート・リート投資法人が、第11期（2018年10月期）決算を発表した。 第11期は、投資口の追加発行を行い、短期借入金の返済、沖縄に開発するホテルのSPCへ出資を行った。前期に取得した物件の通期稼働、変動賃料の増加が寄与し、前期比8.2％増益、1口当たり分配金は12,796円となった。 期末のポートフォリオは56物件、資産規模（取得額合計）は1,467億円、有利子負債比率は32.2％、変動賃料割合は32.9％。 併せて「界アルプス」を取得することを発表した。物件は、長野県大町市にある、2017年竣工の旅館。総客室数48室。星野リゾート傘下となるホテル運営会社と、固定賃料+変動賃料の20年間の定期賃貸借契約を締結する。取得額は30.6億円。 第12期（2019年4月期）は、変動賃料の増加により、前期比1.0％増益を見込み、1口当たり分配金は12,918円となる見通し。変動賃料割合は35.3％を想定。 第13期（2019年10月期）は、変動賃料が減少する一方、賃貸事業費用の減少により、当期純利益は前期予想を同水準を見込み、1口当たり分配金は12,921円となる見通し。変動賃料割合は34.2％を想定。
