星野リゾート・リート投資法人が、第10期（平成30年4月期）決算を発表した。 第10期は、投資口の追加発行を行い「クインテッサホテル大阪心斎橋」等、ホテル7物件を取得、また沖縄の開発案件への出資を行った。また旭川グランドホテルをリニューアルし「星野リゾートOMO7旭川」とブランド変更した。 新規7物件取得により前期比27.1％増益。投資口数が23.2％増加するも、1口当たり分配金は12,338円と前期を3.2％上回った。 期末のポートフォリオは56物件、資産規模（取得額合計）は1,467億円、有利子負債比率は35.0％、営業収益に占める変動賃料の割合は26.8％。 第11期（平成30年10月期）は、3期連続となる投資口の追加発行を行い、借入金を返済した。 前期に取得した物件の通期稼働や、既存物件の変動賃料増加により、前期比8.0％増益を見込む。投資口数が4.3％増加するも、1口当たり分配金は12,778円と3.6％上回る見通し。変動賃料割合は32.9％、有利子負債比率は32.2％を想定。 第12期（平成31年4月期）は、賃貸費用の増加により、営業利益ベースでは前期比0.9％減を想定するが、前期の投資口発行費用がなくなることや支払利息の減少により、当期純利益は0.7％増を見込み、1口当たり分配金は12,868円となる見通し。変動賃料割合は34.7％、有利子負債比率は32.1％を想定。
