星野リゾート・リート投資法人が、第7期（平成28年10月期）決算を発表した。 第7期は、投資口の追加発行を行い「界 加賀」を取得。「ANAクラウンプラザホテル」の変動賃料等が寄与し、前期比13.4％増益、1口当たり分配金は22,209円となった。 期末のポートフォリオは47物件、資産規模（取得額合計）は931億円、有利子負債比率は25.7％、営業収益に占める変動賃料の割合は21.9％。 第8期（平成29年4月期）は「ハイアットリージェンシー大阪」を取得。これによる賃貸収益が寄与し、前期比4.3％増益。投資口2分割により1口当たり分配金は11,584円（分割前換算23,168円）となる見通し。 第9期（平成29年10月期）は、固都税や資産運用報酬が増加する一方、修繕費や支払利息の減少により、前期予想比0.2％増益を見込み、1口当たり分配金は11,602円となる見通し。ハイアットリージェンシー大阪が利益連動の変動賃料のため、ポートフォリオの変動賃料割合は第8期が30.2％、第9期が29.5％へ上昇する見通し。また有利子負債比率は第8期末34.9％、第9期末35.0％となる見通し。 併せて、海外不動産へ投資方針を発表。スポンサーである星野リゾートグループが出資又は開発運営に関わる海外不動産をポートフォリオの15％を上限として組み入れる。現在星野リゾートグループはハワイとバリの2物件を取得及び開業予定。
