日本プロロジスリート投資法人が、第11期（2018年5月期）決算を発表した。 第11期は、3期連続となる投資口の追加発行を行い「プロロジスパーク吉見」等3物件を取得。これにより賃貸収益が増加する一方、前期の物件売却益がなくなったため、前期比15.9％減益。増資による分配金の希薄化を回避するため、利益超過分配を減価償却費の36.3％に増額し、1口当たり分配金（利益超過分配金含む）は4,373円となった。 期末のポートフォリオは40物件、資産規模（取得額合計）は5,603億円、有利子負債比率は36.4％。 第12期（2018年11月期）は「プロロジスパーク古河3」を取得予定。前期に取得した物件の通期稼働等により前期比6.1％増益を見込む。利益超過分配は、減価償却費の28.5％相当額より一時的に発生した損益173百万円を減額する結果、1口当たり分配金（利益超過分配金含む）は4,400円と前期を0.6％上回る見通し。 第13期（2019年5月期）は「プロロジスパークつくば1-A」を取得予定。これによる賃貸収入が寄与する一方、固都税の増加により、前期比1.9％減益を見込む。減価償却費の28.5％を利益超過分配とし、1口当たり分配金（利益超過分配金含む）は4,431円となる見通し。
