日本プロロジスリート投資法人（NPR）が、物流施設2物件を売却する。NPRにおける物件売却は2013年上場来初めて。長期視点でポートフォリオ強化を図るとともに、物件売却益を投資家に還元、更に売却代金によるリファイナンスによって、金利コストの低減等財務の強化を図る。 売却する物件は、大阪市此花区にある平成22年竣工の「プロロジスパーク舞洲4」と、宮城県多賀城市にある平成21年竣工の「プロロジスパーク多賀城」。舞洲4の売却先は三井物産リアルティ・マネジメントが設立したSPC。多賀城の売却先は非開示。2物件の売却額は計228.55億円。簿価との差額は計71億円となり、売却益計69億円が発生する。 これに伴い、第9期（平成29年5月期）及び第10期（平成29年11月期）業績予想を修正。第9期は、金利スワップ解約清算金が発生するも、プロロジスパーク舞洲4の売却益4,837百万円が寄与し、1月に公表した業績予想に対し23.2％増益を見込む。利益超過分配を行わず、1口当たり分配金は4,451円と7.3％上回る見通し。 第10期は、プロロジスパーク多賀城の売却益2,090百万円が寄与し、前回予想比27.4％増益を見込む。利益超過分配を行わず、1口当たり分配金は4,614円と10.8％上回る見通し。
