コンフォリア・レジデンシャル投資法人が、第26期（2023年7月期）決算を発表した。 第26期は、投資口の追加発行を行い、「コンフォリア日暮里」等10物件を取得、「コンフォリア西大井」を売却した。ポートフォリオ全体の平均稼働率は97.0％と前期より1.0ポイント上昇し、過去最高となった。賃貸収入や物件売却益の増加が寄与し、前期比3.8％増益。差引き3百万円を内部留保より取崩し、投資口数が2.9％増加するも、1口当たり分配金は5,620円と2.4％増となった。 期末のポートフォリオは157物件、資産規模（取得額合計）は2,999億円、有利子負債比率は51.5％。 第27期（2024年1月期）は、引き続き投資口の追加発行を行い、「コンフォリア高島平」等都内の住宅3物件を取得する。賃貸収入が増加するが、支払利息や運用報酬の増加、前期の物件売却益がなくなることにより、前期比1.7％減益を見込む。内部留保より212百万円を取崩し、1口当たり分配金は5,650円と0.5％増となる見通し。 第28期（2024年7月期）は、前期に取得した物件の通期稼働により、前期予想比0.7％増益を見込む。内部留保より189百万円を取崩し、1口当たり分配金は5,660円と0.2％増となる見通し。 引き続き中期目標である巡航ベースの1口当たり利益5,500円、1口当たり分配金5,600円以上を目指す。
